You, and the more than 3,000 other tenant households who live at Metro Vancouver Housing Corp (MVHC) buildings, are part of a large and vibrant housing community in the lower mainland. There are seniors and youth, parents and children, and people of all abilities, speaking over 22 languages.


This section of the MVHC Web site is your link to information about your home and your community. We work with tenant groups and local service providers to identify community needs and to increase the resources available to you. It gives practical information about your tenancy and our policies. It also shows how you can work with your neighbours and MVHC staff to build a community you can enjoy and take pride in.

Tenant Associations

Tenant Associations are an important part of the MVHC participation system.  Tenant Associations enable tenant involvement and engagement in their communities and the broader community.  Tenant Association Representatives (Board Members or Directors) are accountable to their communities (the tenants at the housing site, and MVHC staff).

MVHC has developed a constition for Tenant Associations that provides the framework for a democratic organization.  The consitution outlines issues such as meetings: how often, notice and quorum requirements, voting, recording what happened at the meeting by way of minutes, duties of representatives (Board Members or Directors), when someone ceases, or no longer qualifies to be a director and so on.

It's easier to work towards shared goals if we operate by a set of reasonable guidelines.  However, sometimes, a Tenant Association struggles to abide by the Constitution.  In these cases, MVHC staff tries to solve the problem by providing support.

 

 FAQ's

How is your tenant rent contribution calculated?
For tenants who pay "rent geared to income" (RGI), your monthly rent is 30% of your total household income, which means 30% of the income from everyone living in your home, subject to minimum rents.  Income, source of income, assets, family size, and whether someone is a student are used to assess the amount of your rent.  Rent is reviewed annually.

How do I pay my rent?
1) Pre-Authorized Rent Payment Plan
For the convenience of tenants, rent can be arranged to be automatically withdrawn from your account on a monthly basis.  Contact your Caretaker/Property Supervisor or download a copy of the Pre-Authorized Payment Plan.
2)  Cheque
Please either submit a cheque each month to your Caretaker or Property Supervisor, or send post-dated cheques to the Head Office.  Include your name, address, and unit number on your cheques.
3)  Cash
Although not recommended, if you must pay with cash, please bring the money to the MVHC Head Office.

How do I request a transfer from one complex to another within the MVHC?
The MVHC receives many requests each year from tenants wishing to transfer to another unit or another building.  There are no guarantees whether a transfer will be approved or how long it will take as transfers are evaluated along with new applications for housing.  To apply for a transfer to another unit please complete a Tenant Transfer Request Form as well as a Housing Application Form.

The MVHC may approve a transfer for the following reasons:
  • If your place of employment or schooling has changed and transportation is either unavailable when you need it, or your commute is more than three hours round-trip
  • If a change to your household size or composition requires a different size unit
  • If you or a family member have a medical condition that would be stabilized or improved by a change of location
  • If you or a household member's well-being is at serious risk from trauma, violence, harassment, or other undesirable consequences

How do I request maintenance and repair work in my unit or at my complex?
Maintenance problems should be filled out on a Maintenance Request Form, which can be found in the lobby of your complex or obtained from your Caretaker.  Completed forms are to be returned to the site office drop box and requests will be attended to on a priority basis.  If a request can be taken care of by your Caretaker, the work should be done within seven working days after it has been received.  To follow up on requests after the seven day period, please contact your Caretaker between 8 am - 4:30 pm Monday to Friday.
For Emergency requests, such as a flood, an elevator breakdown, power or heat system failure, a broken window, or a leaking roof, please contact the 24 hour emergency number 604-436-6955.
